About the Associate Investment Manager – Asset Management Opportunity:

The associate investment manager, asset management will be responsible for helping the real estate team to execute the long-term vision for, and maximize the long-term performance of real estate assets owned directly by the Endowment. The primary focus of this role will be working in conjunction with senior leaders, the associate investment manager, asset management will help drive long-term planning efforts and develop a multi-year strategy for the cultivation of a premier retail and mixed-use destination. This individual will assist with major property-level activities including asset operations, leasing, capital improvements, and financial performance. Finally, a successful candidate will embrace RMC’s overall investment mission and have the desire and skills to participate in investment analysis and special projects for the real estate assets owned directly by the Endowment.

Must Have Qualifications

  • 4 years of real estate industry or asset/portfolio management

Overview of the Associate Investment Manager – Asset Management role:

  • In cooperation with leadership, aids in execution of the long-term vision and strategic plan for the positioning and management of Rice Village
  • Assists in preparation and execution of annual asset-level business plans & annual operating budgets including leasing and capital project forecasting
  • Supports senior real estate team in implementing strategic leasing plan through oversight of third-party leasing team & marketing efforts, and supporting and/or conducting lease negotiations with careful consideration of tenant mix, diversification, credit requirements, target rents, and institutional documentation,
  • Assists in coordination with third-party property managers to identify operational issues and opportunities, and implement strategies to maximize ongoing performance
  • Performs preliminary reviews for proposed tenant improvement expenditures and other capital expenditures at the properties

Overview of the Accounting Supervisor Role:

  • Manage the accounting, control, and information access functions which are all foundational requirements to run an active investment management office.
  • Manage the monthly, quarterly, and annual accounting closing process including but not limited to account reconciliations, bank account reconciliations, and various other journal entries.
  • Manage the treasury function including review of daily cash to ensure entities have adequate liquidity to fund all capital commitments.
  • Review and coordinate approval for daily/weekly wires and internal transfers.
  • Coordinate all internal tax material (public and private investment filings, foundation activity, etc.) and support outside accountants in tax preparation.
  • Oversee part-time resources as needed to manage basic office administrative tasks.

Preferred Qualifications for the Accounting Supervisor:

  • Minimum of 3 years of accounting experience with reputable accounting firms or corporations.
  • The family office, banking (including Trust management), or investment company experience is preferred.

What will the Senior Accountant do?

 The Senior Accountant will perform a variety of accounting activities and assist with special accounting projects related to the fast-paced growth of the business.  This includes the monthly GL close process, preparing & recording journal entries, reconciliations, analytical research, audit requests, and Microsoft Dynamics general ledger activities. Strong analytical skills are a must. The role may also include various Special Projects which requires communication and collaboration with other teams and or team members

  • Participates in the month-end close process and support monthly close activities, including calculating and processing monthly accrual and deferred expense journal entries and performing a detailed level review of operating results and statistics.
  • Performs & reviews account reconciliations and journal entries to ensure accuracy and validity of accounting transactions and company books and records.
  • Performs allocation of costs between various business units
  • Performs special projects as assigned by management including design and implementation of internal financial reporting, identifying process improvement opportunities, and suggesting/implementing potential solutions.
  • Responds to internal and external auditor requests for support documentation.
  • Supports effective operation of company internal controls.
  • Application of GAAP, internal accounting procedures and best practices in support of structured financial control environment.
  • Active involvement in ongoing ERP system implementation and assists in resolution of accounting system-related issues.

What we need in a Senior Accountant:

  • Bachelor’s degree from accredited college or university in accounting or related field. Advanced degree or CPA preferred.
  • Minimum of 3 years in a similar role in a business of similar size and complexity.
  • Ability to gather and analyze/synthesize data, confirming its accuracy and adequacy as an integral part of the collective analysis/synthesis process.

WHAT THE CONTROLLER WILL DO:

The Controller will oversee and maintain financial reports, records, and GL, as well as reviews budgets and performs general accounting for complex projects and properties managed by the company.

  • Full-cycle monthly, quarterly, and annual accounting of operating real estate portfolio and development projects
  • Monthly and quarterly financial statements and supplemental reporting
  • Preparation and posting of monthly bank recs
  • Daily or weekly cash management cycle for multiple bank accounts
  • Monthly balance sheet reconciliation including follow-up of outstanding AR/AP
  • Monthly review of GL expenses & all AR/AP prior to posting
  • Monitor and review monthly receivables for accuracy, adjustments, and/or corrections
  • Review and activate leases in Yardi
  • Assist property management team with tenant ledger maintenance
  • Review and post monthly commercial billing for income-producing properties
  • Property Budgeting – Lead budget entry/review process and validate work of staff.
  • Prepare and post monthly, quarterly, and year-end expense and income accruals, utilize budgets to analyze variances
  • CAM -Review and post prior-year reconciliation charges annually.
  • Maintain loan management spreadsheet & REI
  • Maintain investor preferred return schedule monthly
  • Closeout of WIP development projects
  • Assist with capital draw requests for construction and development and prepare supplementary reports as needed with support from team.
  • Filing of quarterly sales tax returns on an as needed basis
  • Prepare partnership distributions for VP review & prepare annual GAAP/Tax/Equity reconciliations for review by Accounting Manager and VP of Accounting.
  • Implementation of internal controls

WHAT WE ARE LOOKING FOR IN A CONTROLLER:

  • BS in Finance or Accounting required
  • 6+ years in public accounting- audit or tax OR equivalent experience in property accounting with retail, office, and mixed-use properties.
  • Yardi Experience a plus
